bill permits a landlord to bring an action for summary ejectment against a
tenant under lease who has died without a will and without next of kin.
(effective 10/1/08) MOBILE
HOME PARK OWNER'S LIEN AGAINST MOBILE HOME If a park owner obtains a judgment against a resident for possession of the premises, and the resident does not comply with the court order, the park owner has a lien against the resident's mobile home. If the resident appeals the judgment, the lien will not be enforced until the appellate decision is made. If the judgment was for non-payment of rent and the resident redeemed the premises by offering to the park owner all of the rent due and unpaid plus the costs of the lawsuit, the lien is completely extinguished. (Other provisions of the Maryland lien law relate to the effect of delivery of the property to a third person, subordination of the lien to another interest, when the lien holder may sell the mobile home, etc.) |
